Ready, Willing, and Able?

You have probably heard the term “ready, willing and able” when referring to a real estate buyer. But what about a seller also being READY, WILLING, and ABLE?

READY

When a property owner is prepared to sell, he/she should spend a little time and money to have as much up-to-date information available to present to prospective purchasers.

This information includes:

  • Updated title report
  • Copies of recent tax bills
  • Boundary & topographic survey with easements of record
  • Phase One environmental report
  • Phase One archeological report
  • Zoning information
  • Traffic counts
  • Utility availability (water, sewer, & gas) and estimated costs of extending said utilities.

WILLING

A WILLING seller is a property owner who has a 100% commitment to sell. This includes abandoning any sentimental thoughts that would prevent rational decision making. It also means pricing the property at its current market value and not the future market value. An experienced real estate broker should be able to price the property slightly above the current market value. If you question the broker's price, hire a well-known appraiser to give you a non-biased professional opinion.

ABLE

The last ingredient of the formula is ABLE to sell. This applies to owners who hold property jointly with others or in a trust or corporation. The owners, trust, beneficiaries, or officers of a corporation must be in total agreement and able to sign the necessary documents including listing agreements, sales contracts, or letters of direction to a trust officer.

SELL

Having completed the above process (with the assistance of your broker, real estate attorney and accountant), the prospective buyers will have better information, which will greatly reduce the buyer's contingency time needed to make decisions and complete the purchase.
