WILLING
A WILLING seller is a property owner who has a 100% commitment to sell. This includes abandoning any sentimental thoughts that would prevent rational decision making. It also means pricing the property at its current market value and not the future market value. An experienced real estate broker should be able to price the property slightly above the current market value. If you question the broker’s price, hire a well-known appraiser to give you a non-biased professional opinion.

ABLE
The last ingredient of the formula is ABLE to sell. This applies to owners who hold property jointly with others or in a trust or corporation. The owners, trust, beneficiaries, or officers of a corporation must be in total agreement and able to sign the necessary documents including listing agreements, sales contracts, or letters of direction to a trust officer.
SELL
